Terms of service
Last updated 2 November 2026
Who you are dealing with
Permit Gopher ("we"), PO Box 1012, Red Deer, AB T4N 6S5, [email protected], operates this site. By using the site or a paid service you agree to these terms.
The service
The address pages and weekly digests are free and need no account. Paid services (the permit feed, address reports and licensed data) are described on their own pages with their prices. We may improve or change features; we will not reduce what a paid plan includes during a period you have already paid for.
Accounts
You sign in with a one-time code sent to your email. Keep access to that email secure: anyone who can read it can sign in. Each account belongs to the person whose email signs in to it; please do not share it.
Subscriptions and billing
- Prices are in Canadian dollars. We are not registered for GST, so none is charged. If we register, we will tell subscribers by email before GST is added to their bill.
- Payments are taken by Stripe.
- Free trial: the permit feed starts with a free trial of 30 days, once per account. We take your card when you subscribe but charge nothing during the trial. Cancel before the trial ends and you pay nothing; otherwise the first month is charged on the day the trial ends.
- Subscriptions renew automatically at the end of each period until you cancel.
- Cancel any time from your account or the customer portal. Your plan runs to the end of the period you have paid for. We do not give partial refunds for unused time.
- If a payment fails, Stripe retries it; if it still fails, access to paid features ends until payment is made.
- We give at least 30 days' email notice before a price change applies to your plan.
How you may use the data
- Feed and report subscriptions are for your own business use. Reselling or republishing the data needs a data licence; see the data licence.
- Data you download or receive from a paid service (CSV and PDF exports, alert emails, address reports) is licensed to your account for its own business use. You may not resell it, republish it or pass it to anyone outside your business. Each export carries marks that identify the account it was made for; do not remove or alter them.
- Do not scrape the site, overload it, or try to get around access limits.
- The feed is not a consent list. Canada's anti-spam law (CASL) applies to any commercial email you send to anyone you find here, and you are responsible for following it.
- Do not use the data to harass anyone, or try to identify individuals whose names we withhold.
- Wherever you show data from us, keep each city's attribution sentence with it, and do not suggest that any municipality endorses you.
About the data
The records come from municipal open data, published by each city under its own open licence. We clean, match and classify them carefully, but we depend on what each city releases, and records can be late, incomplete or wrong. The data is provided "as is". Permit Gopher is not a municipal service; it is not an official record, an appraisal, a survey or a title search. Check anything important with the city before you rely on it.
Liability
To the extent the law allows, we are not liable for indirect or consequential losses, such as lost profits or lost business, arising from use of the site or the data. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.
Ending your use
You can close your account at any time. We may suspend or close an account that breaks these terms, after telling you why where we reasonably can.
Changes and law
If we change these terms we post the new version here with its date, and tell subscribers by email before a change that affects them takes effect. These terms are governed by the laws of Alberta and the federal laws of Canada that apply there.
