Permit GopherAlberta and B.C. property, permit and zoning records
For inspectors, brokers and appraisers · Door 2

Everything the city records about an address, in one report.

Assessed values where the city publishes them, every permit on the lot, the zoning and what it allows, and the neighbourhood around it. One page on screen, one PDF for the file.

Address reports are not available to order yet. The free address pages already show every permit on file, the zoning district (with a summary of what the common districts allow) and, where the city publishes it, the assessed value for each address in Calgary, Edmonton, Vancouver and Red Deer.

What's in every report

Assessment history

The city's assessed value over the years, with 1-, 3-, 5- and 10-year change, and how it compares with the neighbourhood. Where the city publishes assessments.

Every permit on the lot

Building permits matched to the property: what, when, who built it, the value and the final status. In Edmonton, development permits too; we are working on getting them for the other cities we serve.

Zoning in plain words

The district code, what it allows, and the key rules: height, setbacks, site coverage, suites.

Neighbourhood profile

Recent permit activity, assessment rank where published, and the 2021 census profile.

Lot and map

The property on the city's own aerial photo, with lot details where the city publishes them.

Confidence score

How firmly each record is tied to this address, so you know which lines to double-check with the city.

Who uses it

Home inspectors

Was the basement suite, the furnace or the deck permitted? Attach the permit history to the inspection report.

Mortgage brokers and appraisers

The permits behind any change in the property, and the zoning, in one PDF for the file.

Realtors

A dated record of what the public files showed when you listed or wrote the offer.

Infill builders

What the zoning allows on the lot before you make an offer on it.

What the report is not: an appraisal, a title search or an official city record. Assessed value is the city's estimate for property tax.
What it never shows: sold prices (they come from land titles, not municipal open data), owner names, or the names, phone numbers or emails of individual permit applicants. Your account details are stored in Canada.
